Heijmans Vastgoed operates as the property development division of Heijmans N.V., a Dutch construction company founded in 1923 by Jan Heijmans as a road-building business in Rosmalen. The parent company transformed from a single-man paving operation into one of the Netherlands' top three construction firms, going public on the Amsterdam Stock Exchange in 1993.
The property development arm emerged as the company diversified beyond infrastructure. In the 1960s, Heijmans proved its residential capabilities by building Hintham-Zuid near Den Bosch, comprising 1,500 homes plus commercial and public facilities. This project established the company's approach to comprehensive neighborhood development.
A significant expansion occurred in 2001 when Heijmans acquired Koninklijke IBC, bringing together complementary expertise in expansion areas and inner-city redevelopment. The acquisition of Proper-Stok Groep followed in 2002, further strengthening the development portfolio. At its peak, the combined entity employed over 10,000 people and generated EUR 2.6 billion in annual revenue.
The 2008 financial crisis forced strategic restructuring. By 2017, Heijmans divested all foreign operations in Belgium, Germany, and the United Kingdom to focus exclusively on the Dutch market. The company reported EUR 1.58 billion in revenue by 2020.
Notable projects include Haverleij, a 180-hectare residential estate featuring eight castles integrated with a golf course, and various shopping centers and business parks across the Netherlands. The division works alongside Heijmans' residential building, non-residential construction, and infrastructure sectors, maintaining the founding family's emphasis on long-term regional commitment despite its stock exchange listing.
