Develia S.A. is a Polish real estate developer with an 18-year track record, currently active in the Warsaw metropolitan area and five other major Polish cities. Originally listed as LC Corp S.A. on the Warsaw Stock Exchange in 2007, the company has since delivered nearly 21,000 apartments, establishing itself among the country’s largest developers. In Warsaw alone, its residential portfolio is sizable, reflecting both volume and diversity in housing projects.
In recent years, Develia has concentrated on expanding its residential footprint, notably through acquisitions. In July 2025, the company acquired Bouygues Immobilier Polska for €65.9 million, significantly increasing its pipeline: 900 apartments under construction and roughly 2,800 secured plots, nearly 1,900 of those in Warsaw. As of mid-2025, Develia had sold 1,699 apartments in the first half of the year and completed 1,193 units, with stabilized financials—holding €155.8 million in liquid assets and reporting a net profit jump to €41.3 million.
Develia has also divested from the commercial segment, notably selling the Arkady Wrocławskie shopping centre for €43 million. Proceeds have been invested back into residential development. The management team, led by CEO Andrzej Oślizło, emphasizes transparency and timely delivery. Projects are built with attention to environmental standards and access to green spaces, favoring functional design tailored to families and individual buyers. The company is targeting more than 4,500 apartment sales annually by 2028.
