The ASR Dutch Core Residential Fund, managed by a.s.r. real estate, is a Dutch open-ended residential real estate investment fund focused on sustainable, institutional-quality rental housing, particularly in the medium-priced segment. The Fund was launched in January 2013 when the anchor investor, a.s.r.—one of the largest Dutch insurance companies—transferred its residential property portfolio to the Fund. The first external investor joined in 2015. As of the end of 2023, the Fund counts twelve investors, with a.s.r. maintaining a substantial but non-controlling interest of 48.5%.
By the close of 2023, the Fund managed assets valued at over €2.2 billion and provided homes to approximately 5,000 households. These properties are located mostly in the economically robust Randstad region, with a focus on new-build and sustainable apartments and single-family homes. The portfolio is diversified, with investments favoring stability and long-term value.
An example project is The Modernist in Rotterdam, where a.s.r. real estate secured 167 energy-efficient, sustainable apartments for the Fund as part of a larger mixed-use development, scheduled for completion in 2028. The Fund has also been recognized for its sustainability efforts, notably receiving awards for its retrofitting and energy upgrades of 1980s rental homes to meet Paris Proof energy standards.
Access to the Fund is restricted to professional and certain designated investors. The governance structure is defined by Dutch law as a “fonds voor gemene rekening,” and it is not a separate legal entity but a contractual arrangement overseen by a dedicated management company.
