Aelca is a Spanish residential property developer that emerged during one of the real estate sector's most challenging periods. Founded in 2012 by José Juan Martín Montes and Javier Gómez, the company established itself when the Spanish construction industry was still recovering from the financial crisis.
The company operates primarily in the Community of Madrid, Catalonia, and Andalusia. By 2018, Aelca had delivered more than 1,200 homes and maintained a land portfolio capable of developing over 13,000 residential units. In the first four months of 2018 alone, the developer initiated construction on 468 new units across seven projects, representing more than 56,000 square meters of building area and an investment of 99.2 million euros.
Aelca's growth trajectory caught the attention of international investors. In 2018, Värde Partners acquired the company for 50 million euros and subsequently merged it with Vía Célere, another residential developer under Värde's portfolio. This consolidation created a larger development entity while Vía Célere retained its separate identity and workforce.
Before the merger, Aelca had positioned itself as one of the most active developers in the Madrid region, demonstrating consistent expansion despite starting operations during economically difficult times. The company's strategy focused on identifying housing demand in communities beyond its initial operational areas, seeking to expand its geographic footprint across Spain's residential markets.
