Résidence Unisson is a 48-home development in the Bail Réel Solidaire (BRS) home-ownership scheme, located at the boundary of Noisy-le-Grand and Villiers-sur-Marne, France. 18 Immobilière 3F led the project in partnership with La Coop Foncière; it was Immobilière 3F’s first BRS development in Île-de-France. 8
The residence comprises two buildings of 23 and 25 apartments, with homes ranging from two to four rooms; each has a balcony, terrace and/or garden. 8 The programme was designed by Elleboode architecture & associés and built to an energy standard of RT 2012 minus 20%. 8 The reported sale price was €3,250 per square metre, with a monthly land charge of about €1.50 per square metre. 18
La Coop Foncière is the Île-de-France regional land solidarity organisation involved in the BRS arrangement. The model separates ownership of the land from the home: the OFS acquires the land and transfers rights to the homes to households under a BRS, supporting lower purchase prices. 18 The cooperative was created in June 2017 on the initiative of Île-de-France HLM cooperatives and received OFS approval for the region in October 2017. 4 Christian Chevé is identified as its president. 13
In June 2024, the organisation said it had committed to 2,000 BRS homes across 50 municipalities in the region, with a target of 1,000 homes a year from 2030. 1 Unisson was among its delivered projects and was included in the 600 homes then being marketed by the OFS. 1
