Münchner Wohnen GmbH is Munich’s largest municipal housing company and one of the largest in Germany. It was created on January 1, 2024 by merging the city-owned companies GEWOFAG and GWG, fulfilling a longstanding goal of Munich’s local government to streamline housing administration and bolster new construction. The company manages approximately 71,000 apartments and nearly 1,000 commercial units, providing homes for roughly 150,000 tenants—about one-tenth of Munich’s population.
The origins of GEWOFAG and GWG date back over a century, with both having been entirely city-owned. Their merger was intended to increase efficiency, reduce costs by eliminating duplicate structures, and scale up annual new housing production, with plans for 2,000 new apartments per year. In reality, recent projects have included around 1,174 completed units in 2023, with future targets tempered by market realities.
Current building initiatives span diverse locations—from dense urban districts like Freiham, where thousands of new residences are underway, to modernization and densification of older estates such as Haldenseesiedlung. Münchner Wohnen also operates beyond Munich’s city limits, as seen with the Lerchenwinkel project in Poing.
Alongside construction, the company supports tenants through a dedicated app, social programs such as housing for vulnerable groups, and collaborative cultural remembrance projects. Sustainability and affordability remain central, with average rents significantly below Munich’s market rates and a formal rent freeze extended by city council decision until at least the end of 2026.
