Asunto Oy Helsingin Kotisatama is a privately owned housing company located at Arielinkatu 8 in the Kalasatama district of Helsinki, Finland.137 Completed in 2015, it is an eight-storey apartment building with 63 flats designed as a communal senior housing environment rather than a service home or nursing facility.137 The building is classified as a kerrostalo (apartment block) with an energy class B2018 and is heated with district or area heating on a leased plot owned by the City of Helsinki.1
Kotisatama is aimed at mid-life and older residents; at least one person in each flat must be 48 years or older, and the house community has more than 80 residents.57 The flats range roughly from 38.5 to 77.5 square metres, each with its own kitchen facilities, bathroom and balcony.7 The housing company owns the property, and the shareholders are also the majority of the community members.7
The project was initiated by Aktiiviset Seniorit ry, a Finnish association that promoted the concept and whose initiative led to the construction of this second communal senior house in Helsinki.57 Construction began in November 2013 and was completed in June 2015.7 Daily management of the housing company is handled by a professional property manager, with isännöinti (property management) provided by Helsingin Merihaka Oy and maintenance by the local company Kotikatu Kalasatama.2
The building includes extensive shared facilities: sauna with lounge, dining room, library, hobby spaces, laundry, drying room, guest room and roof terraces, supporting active neighbourly interaction.37 In 2025, Kotisatama received the “Vuoden taloyhtiöteko” (Housing Company Act of the Year) recognition for its community-focused and accessible design.10
