Wohnungsbaugenossenschaft Wilhelmsruh eG is a Berlin-based housing cooperative, founded in 1956 originally under the name AWG Bergmann-Borsig, with an early focus on worker housing for a local industrial plant. The cooperative has since evolved into a major residential provider in the green northern districts of Pankow—Buch, Niederschönhausen, and Wilhelmsruh.
Today, the cooperative comprises around 3,800 members and owns approximately 2,635 apartments. The majority of these were built between 1957 and 1986, with the stock continuously modernized since the early 1990s. Beginning in 2013, the cooperative resumed new construction, notably to keep up with housing demand and changing demographics. A recent example is the residential development at Lessingstraße 54d and 54e, completed in spring 2025. This project yielded 14 energy-efficient apartments, featuring a biodiversity-oriented rooftop and solar thermal installations. The initial rent is set at 11.50 euros per square meter, and the new homes are especially attractive for families, as evidenced by the influx of young households.
The scope of Wilhelmsruh eG’s activities extends beyond building maintenance and new development. Substantial annual investments are made in repairs and modernization, fostering long-term housing affordability. The organization is also engaged locally by supporting cultural, educational, and sports initiatives in its neighborhoods. Wilhelmsruh eG emphasizes maintaining stable rents and community life, positioning itself as a significant provider of modern and accessible housing in a challenging Berlin market.
